Client and Facility Overview

Our client, a commercial property manager, specializes in managing a variety of high-traffic commercial buildings across multiple states. Their portfolio includes office buildings, apartment complexes, and mixed-use developments. They strive to maintain a seamless and aesthetically pleasing environment for all of their properties. This parking garage houses two structures with elevators and stairwells at each end. These structures were not in keeping with the aesthetics of the rest of the building, leading to a request for our professional painting services.

Decision Driver and Timing

Aesthetic consistency was the primary driver for this project. The client wanted the elevators and stairwells to match the overall look of the garage and provide a consistent and professional appearance. In addition, this work needed to be done efficiently to minimize disruption to the daily operations of the garage.

Scope of Work

Surface Preparation: We began by carefully preparing the surfaces to ensure successful adhesion and a long-lasting finish. This included:
- Pressure washing to remove chalking and debris
- Repairing failing caulk between the concrete panels
Painting: Applied two coats of Modac paint to seal the concrete and achieve the desired color.

Notable Details

Because the work was being performed in a fully operational parking lot, containment of the work area was critical. We implemented several safety and containment practices, including:

Tarping: To prevent any overspray, the entire area was carefully tarped.
Safety Vests: Our team wore bright, highly-visible safety vests for added visibility and safety.
Aerial Lifts: Utilized to carry out the work while maintaining the flow of traffic below.

We took extra care to protect the surrounding landscaping. While the goal was to repaint the structures, it was equally important to ensure that the greenery remained untouched.

The project was executed with minimal disruption to the daily operations of the parking facility. Thanks to strategic planning and the use of aerial lifts, traffic continued to flow smoothly throughout the project.

The project was conducted in accordance with strict OSHA guidelines and Painters USA safety procedures, which included the proper use of personal protective equipment (PPE) and the placement of safety cones and caution tape.

The result was a fresh, coordinated color scheme for the garage. The project not only improved the appearance of the facility, but also impressed the client with our meticulous preparation and execution.
