Client and Facility Overview

Our client, a well-known industrial property manager, operates several high-capacity facilities designed to accommodate a wide range of tenants. With a focus on efficiency and safety, the property manager ensures that all of its spaces meet stringent standards before new tenants move in.

Requested Maintenance

As part of preparing the facility for a new tenant, the client requested an update to several safety-critical points. This included:

Painting dock plates in the shipping and receiving area
Painting ceiling support columns
Painting bollards
Painting both interior and exterior railings
Additionally, painting the interior walls white to enhance brightness and visibility

Once the tenant is fully settled, we'll also proceed with electrostatically painting their machinery.

The urgency of this project was driven by an earlier-than-expected move-in date for the new tenant. Safety and visual aesthetics were paramount, resulting in the use of bright safety yellow paint for improved visibility and white for better light reflection within the facility.

Safety Yellow Application: Application of safety yellow paint to:
- Dock plates
- Ceiling support columns
- Bollards
- Interior and exterior railings
Interior Wall Brightening: Application of white paint on all interior walls to improve brightness and reduce lighting costs
Future Painting Plans: Scheduling for future electrostatic painting of tenant machinery

Notable Details

Bright safety yellow paint was used strategically to draw attention to critical areas, ensuring that both workers and new tenants can navigate the space safely and efficiently.

Painting the interior walls white not only refreshed the look but also enhanced natural and artificial light within the facility. This solution resulted in better visibility and reduced the need for additional lighting, leading to cost savings.
